MIDDLEBURY CT-REAL ESTATE MARKET REPORT for MAY 2015

What does the real estate market look like in Middlebury, CT? At this point, pending sales are up markedly from what they were a few months ago. Sellers are definitely in the mood to sell, as the number of homes on the market is also up from what it usually has been at this time of the year.

By comparison, in May 2014, 7 homes were sold, with an average sale price of $307,571, a median sale price of $320,000, and an average of 52 days on market before receiving an offer.

So, what does this all mean? For sellers in Middlebury CT,  the fact that the same number of homes sold  in less time last May as this May despite lower prices may present a bit of shock. Buyers are willing to pay for homes that they perceive have the most value for the amount of money they are willing to pay, and quickly, too. Thus, taking the extra step to prepare your home for sale makes all the difference between waiting months to receive an offer and getting an offer close to what you want soon after you list your home for sale.

So, what should I take away from all of this information? Well, that depends on if you are a buyer or a seller. If you are a seller, you can see how long, on average, it will take to sell your home, the relative price ranges for homes like yours in your area, and the amount you should expect to receive for your home, provided that it is correctly priced and has gained a buyer’s interest due to its curb appeal and other factors. If  you are a buyer, this tells you how many homes there are on the market in this area and what price range the typical home in this area sells for.

Middlebury CT 2013 Real Estate Market Report

Middlebury CT 2013 Real Estate Market Report

Middlebury Real Estate Statistics 2013

In 2013, 72 homes were sold in Middlebury CT, with an average sale price of $310,328 and an average of 98 days on market. The homes that sold ranged from a 1620 sq. ft. 3 bedroom colonial that sold for $63,500, to a 3672 sq. ft. 4 bedroom contemporary that sold for $675,000.

It is quite difficult to say that the recovery of the Middlebury CT housing market is underway with a less than 1% increase over last year’s average sale prices. It is interesting to note, however, that this is the second year within the last 5 years that home values have seen a positive increase. On a more positive note, the length of time that it has taken to get a home sold and sales price/list price ratios have remained relatively constant over the last two years. Sellers, remember to list your homes at market value if you are going to place your homes on the market in 2014, so that they will sell quickly.
