In 2013, 72 homes were sold in Middlebury CT, with an average sale price of $310,328 and an average of 98 days on market. The homes that sold ranged from a 1620 sq. ft. 3 bedroom colonial that sold for $63,500, to a 3672 sq. ft. 4 bedroom contemporary that sold for $675,000.

It is quite difficult to say that the recovery of the Middlebury CT housing market is underway with a less than 1% increase over last year’s average sale prices. It is interesting to note, however, that this is the second year within the last 5 years that home values have seen a positive increase. On a more positive note, the length of time that it has taken to get a home sold and sales price/list price ratios have remained relatively constant over the last two years. Sellers, remember to list your homes at market value if you are going to place your homes on the market in 2014, so that they will sell quickly.
